Lifetime Legal Conveyancing Service

We will arrange:-

• A detailed quote setting out all fees and disbursements to the client
• Provide Lifetime Legal Mover Protection of up to £720 on the Sale and £1850 on the purchase
• Selection of an Expert Panel Solicitor with a dedicated case handler
• Arrange of Lifetime Legal Membership
• Take an initial fee of £100 plus VAT per transaction
• Take a membership fee of £75 plus VAT for Lifetime Legal Membership

A panel solicitor dealing with a Sale will:-

• Obtain Title Information from the Land Registry

• Obtain from the client Fixtures and Fittings Forms and Property Information Forms

• Obtain a copy of the Lease (if Leasehold) and any relevant managing agents details and accounts

• Prepare a contract of sale and, on approval from the Customer deliver to the Purchaser’s conveyancer

• Respond to any enquiries raised by the Purchaser’s conveyancer

• Liaise with the purchasers solicitor to agree a completion date

• Manage the exchange of contracts

• Manage the completion of the sale.

• Repay any outstanding mortgage

• Return any surplus funds to the client

• Pay the estate agents fee

• Prepare a financial statement of the account and funds

• Keep the client, estate agent and Lifetime Legal updated of transaction progress

A panel solicitor dealing with a Purchase will:-

• Request the Title documents, Lease (if Leasehold) and contract of sale from the Vendor’s conveyancer

• Review the Title, Lease and contract of sale and advising the Client of any issues

• Obtain relevant searches (Local Authority, Drainage/Water, and Environmental) and Chancel indemnity insurance and advice on any additional specialist searches that may be needed such as mining, radon or flood.

• Raise pre-contract enquiries with the Vendor’s conveyancer

• Review the response from the Vendor’s conveyancer

• Raise appropriate additional enquiries from the Vendors conveyancer

• Advise the client and mortgage lender of the properties suitability for security

• Manage the exchange of contracts including linking the exchange to a related sale

• Co-ordinate the provision of mortgage funds from the clients lender

• Liaise with the purchasers solicitor to agree a completion date

• Manage the completion of the purchase

• Advise the client on the most appropriate means of ownership registration Joint Tenants or Tenants in Common

• Register the Title with the Land Registry.

• Prepare a financial statement of the account and funds

• Keep the client, estate agent and Lifetime Legal updated of transaction progress
